5 Neponset Street

This job consisted of a full shell demolition of four floors (1st-4th) of a major corporate office facility totaling more than 120,000 SF, including selective exterior façade removals and regulated asbestos-containing material (ACM) abatement at the building envelope.
Working on campus, our team first completed the full abatement of façade ACM on all elevations before crew-mobilization for heavy demo operations. Simultaneously, inside the building, we removed ceilings, flooring, walls, MEP systems and lifted structural elements in preparation for redevelopment.
Key interior-scope items included:
• ≈ 120,000 SF of ceiling grid / ACT systems / Gypsum ceilings
• ≈ 120,000 SF of carpet/VCT/Tile removal
• 30,000 SF of concrete SOG removal
• Over 8,000 LF of gypsum partitions
• Casework / cubicle removals across hundreds of linear feet
• Raised floor system removal, lobby stair removal, full MEP system demolition
On the exterior, our crews dismantled façade systems reaching up to 53-feet in height with selective brick and glass removal, all under full containment. The façade abatement component involved full ACM remediation of existing brick-mortar, joint sealants and façade tie-ins, followed by safe removal of the compromised panels using aerial lifts and telehandlers.
Working in tandem with the construction manager, our team implemented dust-suppression, negative-air systems and strict pedestrian/neighboring tenant coordination to ensure uninterrupted operations adjacent to active work-zones.
